July 2009 Listing & Sales Activity for the Fort Lauderdale Real Estate Market
July 20009 - Real estate numbers show a continued slight decline in Pending Sales and Closed Sales in July for the Fort Lauderdale Real Estate market. However, these slight declines pale when compared to the enormous gains over the same period last year.
Sales for single-family homes in July were down only 1% from June and UP 22% from July 2008. Foreclosures made up 37% of these sales.
Condominium/ townhouse sales in July were down just 4% as compared with June, however UP 35% from July 2008. 39% of these sales were foreclosures.
Pending Sales for single-family homes were down 11% from June and spiked 128% from same period last year.
Pending Sales for condominiums and townhomes in July were down 2% and jumped 147% from same period last year.
Available Inventory for all properties continues to get absorbed and at present; unchanged from last month, there is a 10 month supply of homes and condos for sale in Fort Lauderdale. As compared to last year, Single-family inventory in July was down 42% while condo/townhome inventory was down 29%.
REO (Real Estate Owned) bank foreclosures and Short Sales continue to make up a large percentage of available inventory. 35% of single-family homes for sale in July were classified as either short sales or foreclosures, down from 40% the month before. Condominium and townhome inventory classified as foreclosures or short sales in July remained unchanged at 14%.
